From listing to rent collected

    Create a property and unit in one step, or import your stock sheet from Excel or CSV.

    Create the lease with a tenant. A rent schedule is generated and sums exactly.

    Record payments, waive instalments and take advance rent at signing.

    Email reminders before and after rent is due, and before the lease expires.

Properties & Units (merged)

One listing = a property + a unit; create the building as you add the unit (a same-named building is reused). Property types are free text. Covers rental and sale stock: purpose, listed date, bedrooms, price/rent, area, media, owner and agent details, raw sheet cells kept alongside parsed figures.

Multi-select filters

Building, bedrooms, type, status, furnishing, city, agent, price range; removable chips.

Import

Rental/sale stock sheets from Excel/CSV (sale prices go to asking price, not rent; occupancy read from the price cell).

Leases

Create with tenant and vacant unit; payment frequency (monthly/quarterly/semi-annual/annual); a rent schedule is generated and sums exactly; record payments, waive, advance rent at signing (cascades across instalments).

Reminders (email)

Rent due soon (e.g. 30/7/1 days), overdue chasers (repeat and cap), lease-expiry notices (90/60/30); CC list; preview and "run now"; each notice is sent once; stops when paid. Time zone configurable. Off until configured; reports honestly if no mail account is set.

In-app notifications to the unit's agent and administrators (no email).
